Rental scams in Revelstoke: how to spot them and stay safe

The short answer

  • The usual scam: a great place at a low price, a "landlord" who's away, and a deposit or rent by e-transfer before you've seen it.
  • The rule: never pay before you've seen the place in person or on a live video call and met the person renting it.
  • Know the limits: in BC a deposit can't be more than half a month's rent, and landlords can't charge application fees.
  • If it's happened: call your bank first, then the Revelstoke RCMP (250-837-5255) and the Canadian Anti-Fraud Centre (1-888-495-8501).

It happens here

Revy's rental market is tight every autumn, and scammers know it. In one case reported by Black Press, a couple moving to Revelstoke for winter jobs lost $2,100 to a fake Kijiji listing, then a $500 deposit to a second one. The moderator of the Revy Rentals Facebook group said he'd blocked around 400 suspected scammers from joining.

Warning signs

How to check a place is real

  1. See it. In person if you're in town. If you're not, a live video call where they walk you round the room and show you the outside of the house.
  2. Check the photos. Do a reverse image search (Google Lens or similar). Scammers copy photos from real listings, and sometimes list a real house that isn't theirs.
  3. Meet the people. Talk to the person renting it and, if it's a shared house, the housemates.
  4. Get it in writing. Rent, dates, deposit and what's included, before any money moves.
  5. Pay safely. Only after all of the above, and to the person named on the agreement.

Quick answers

How do I know if a Revelstoke rental listing is a scam?

Be wary if the person can't show you the place, wants money before you've seen it, asks for an application fee, or offers rent well below similar places. Never send money until you've seen the place in person or on a live video call.

Can a landlord in BC charge an application fee?

No. Landlords in BC can't charge a fee to accept or process a rental application, and a security deposit can't be more than half of the first month's rent.

What should I do if I've been scammed?

Call your bank straight away to try to stop or recover the payment. Then report it to the police (Revelstoke RCMP: 250-837-5255, or 911 in an emergency) and to the Canadian Anti-Fraud Centre (1-888-495-8501 or reportcyberandfraud.canada.ca).

Are Facebook rental groups safe?

They can work, but they're where scammers go. One moderator of a Revelstoke rentals group said he'd blocked around 400 suspected scammers from joining. Use the same checks wherever you find a place.
